Hello.... we live in Saugus, but have been looking all over SC Valley.... so far, it just looks very pricey. :(
We are not actually intending to Owner-build for several years (too many young children in our household right now), but we wanted to shop for land early -- hoping to have something by the end of next year. So far, we are not seeing anything that is a good price, let alone a bargain. That is, unless you want to move way out to Green Valley, and even those lots are small.
How is your search? We were thinking about checking some land auctions around the beginning of next year, and getting in touch with the assessors office.... have you tried that yet?

already, there are a lot of ordinances to consider (i.e., groundwater, flood, stream setbacks, view shed,
etc.) Thankfully, the property that we purchased is clear of all of the County ordinances. So far we're

Never count on framer to solve your structural problems. It worth a piece of mind to hire a reputable engineer to work out the detail then have the framer follow the instruction. If the framer does not understand the situation he is going to charge double to cover the unknown.

structural changes. So I don't have anyone specifically good at structural or load bearing changes.
However I really liked my guys who did my kitchen. My general contractor should be able to handle it (I
don't know). Also you can call my main sub, he was just great and a very skilled carpenter. Both work
in your area.

I did the framing myself. Subbed out the plumbing, elec, concrete, and sheetrock. I have only a small
to moderate construction knowledge. Previously built a 12x20 shop. and that was about it.
My wife did the design layout (blueprint) in "Design 3d House" i think.
I then drew up the blueprints and construction details in a CAD program.
Our house is approx 3200ft2.
I went with an insulated panel system of 6" walls. Pretty easy to put up.
We should be coming in under $50/ft finished cost.

I used to live in Omaha where I did a general surgery residency from 89-94.
I am building a timbe frame house which is very tight and energy efficient. I am quite interested in
radiant heat in regards to comfort and dust, although one of my timber frame designers says that the
home is so tight and efficient already, that the added savings with radiant heat is not as significant as a
conventionally framed house.
I plan on about 3500-4000sf of finished space above a walkout basement and have been quoted the
price of 10-15 dollars/sf by a warmboard rep.
I haven't reached the point where I've decided if the extra cost will be worth it. I do know that I will be
using pex tubing for all the runs in my house as far as the plumbing goes.
I can let you know if I decide to pursue this further as crunch time should be in the next 2-3 months. I
started really early.
